Chamberí

Classic Madrid: tall ceilings, walkable, a real neighbourhood rather than a destination. For people who want to live in the city, not near it. You pay for that.

Retiro

Park-side living, quiet streets, excellent for young children. Strong resale demand because the supply of park-adjacent flats never grows.

Chamartín

The default for international families: the schools, the parks and the calmer streets. Boring in the best possible way, and the easiest to resell to the next family.

Tetuán

The value play. Well connected, changing fast, and still priced like it hasn't. The biggest spread between good and bad streets of anywhere on this list.

Prime Madrid and the most international buyer pool, which is exactly why the foreigner premium bites hardest here. Never negotiate from the asking price in this district.

Energy, noise and the shortest walk to everything. Scrutinise the building, not just the flat: licensing, lifts and short-let neighbours all matter more here.

Questions people ask

Where do the €/m² figures come from?

2026 second-hand asking data from Fotocasa, at district level. Our own valuations use registered sale prices street by street, which is a different and better number, but district averages are the right tool for narrowing down where to look.

Will someone call me?

No. This guide deliberately asks for an email and nothing else. It arrives in your inbox and that is the end of it unless you write back.

Is Madrid still worth buying in for 2026?

Depends entirely on the street and the price you pay, which is the honest answer and the reason this guide exists. Districts move at very different speeds: Tetuán ran +14% year on year while prime Salamanca barely moved.

I am not an EU citizen. Does that change anything?

Not for ownership: you get the same rights as a Spaniard. It changes your mortgage terms (60-70% LTV as a non-resident) and your visa route, since buying property has given no residency rights at all since April 2025.
